A Quality and Trusted Marketplace: New Listings and Locations Update

, we will be introducing several improvements to facility listings, the location database, and the listing creation flow on iProperty.com.my. These updates aim to enhance listing accuracy and improve the experience for both agents and property seekers. Additionally, Dynamic Pricing will be applied to all new listings.

Revamping Our Facility Lists and Location Database

As part of our Partner360 commitment to continuously improving your experience, we are excited to announce comprehensive updates to our facility options, locations database, and listing creation process. These changes will help ensure your listings are more accurate and provide property seekers with the most detailed property information available.

Scope of Changes

  1. Enhanced Location Accuracy: We are improving the accuracy of our location data, including updates to city classifications and the introduction of new township categories.
  2. Facility List Consolidation: The facility lists will be consolidated and updated for better clarity. For example, “Laundry” will now be referred to as “Launderette,” and “Retail stores” will be categorized as “Mini-marts.”
  3. Updated City/State Information: Some locations will be renamed, recategorized, or merged. For instance, “Jelebu” will be renamed and reclassified as a township, “Taman Jelebu.”
  4. New Projects and Locations: New projects and updates across Malaysia will ensure our database reflects the latest developments.
  5. Area/Condo Specialists: Area/Condo Specialist slots will be automatically updated to align with the new city classifications. If your area is affected by a location merge, additional slots will be temporarily provided to accommodate existing specialists, ensuring no immediate removals.
  6. Temporary Market Analytics Closure: From 28 October 2024 to 8 January 2025, Market Analytics will be temporarily disabled for updates with the latest location data.
  7. New Listing Creation Flow: We are streamlining the listing creation process with the following updates:

1. The old “Listing Details” tab will be removed and replaced with the updated tab as below:

2. After selecting your listing location, you’ll be prompted to verify relevant listing details. Take the below approach to identify your location under the “Listing location” field.

Option 1 – Search by building (if cannot identify, use Option 2).
Option 2 – Search by state/city/township by scrolling all the way down of the dropdown options.
Note –  The Township field is required as of 5 December 2024. For listings outside a township, you may select “Other” to input custom names, or the “My listing is not in any township” checkbox to disable the Township field. Selecting either of these will disable Cross-Listing to ensure location data accuracy across both platforms.

3. If there’s an issue with the location, you can use the “Report Location Issue” feature, and we will respond within three working days.

4. For Residential (Landed), Commercial, and Industrial listings, we have temporarily removed the dropdown options as of 8 November 2024 on web for ‘Property’ and ‘Building Name’ while we enhance this data. App updates will follow suit in the coming week.

How to Prepare With These Changes

  1. Check in with your Account Manager if you’re unsure about how these changes may impact you.
  2. Review the updated location list to see if your intended areas are affected and adjust your listings accordingly.

Dynamic Pricing for New Listings

Starting 28 October 2024, iProperty.com.my will introduce Dynamic Pricing for all new listings. This new approach calculates the number of Listing Credits required based on real-time market demand and supply. Agents will benefit from greater flexibility and transparency, as the exact number of Listing Credits needed will be displayed before you post a listing, allowing for informed decisions.

Key Changes to Listing Credits

Previously, agents were charged a flat rate of 1 Listing Credit for each new listing on iProperty.com.my, with Cross-Listings on iProperty PRO requiring 1 Listing Credit and 1-10 Ad Credits. However, with the introduction of Dynamic Pricing, the number of Listing Credits will fluctuate based on market factors. The exact amount will be displayed before posting to ensure clarity and control.

Why the Change?

This shift is part of our ongoing efforts to provide agents with more value and align with changing market conditions. By adopting Dynamic Pricing, we can better support agents in a competitive environment, allowing them to stay agile and adapt to market dynamics. Future adjustments to pricing models will be communicated well in advance to ensure you are prepared.
